Properties at holiday destinations within Europe have seen significant price rises over the last three years. On the negative side, it now costs quite a lot to buy a decent holiday home in the more popular tourist areas of Europe. Expect to add 10% to the cost of the property in fees and you may lose a substantial proportion of your profit in tax when you sell.

So, it may seem tempting to buy abroad, and there’s no doubt that there is a property out there which would suit almost everyone, so how do you choose?

Here are some essential pointers to consider before you buy: 

  1. First decide why you want to move aboard. Is it investment, for holidays, or will you retire there?
  1. What is most important to you – affordable price, low running costs, stable legal system or easy travel?
  1. What are the local infrastructure and health care like?
  1. Can you re-sell if you want to? (Many properties are at bargain prices because no one wants them.)
  1. Don’t let your heart rule your head. Take advice from your local notary before signing anything.
  1. Do you really know the area that you have chosen? (An inspection flight will not be enough. Take several holidays there at different times of the year before deciding to buy.)

Last, but not least, make sure you get local legal advice before you sign up to anything.
