When calling us to arrange a viewing, please have your diary, a pen and all your telephone numbers to hand. We will also need to know the street name of the property you wish to view. All viewings are open - there may be other viewers looking round at the same time. Please note that none of our landlords are willing to accept DSS or housing benefit tenants.

Credit check & referencing

You will need the following: 

  1. Photo ID eg driving licence or passport
  1. Proof of current address – showing your surname and address eg utility bill, bank / credit card statement
  1. A payslip from the last couple of months
  1. A completed credit check & referencing form, and guarantor form (if required)

 

Notes for tenants:

A tenancy will be offered to you subject to contract and more specifically, subject to the following conditions: 

- A fully completed application form has been submitted, together with the appropriate fee

- Satisfactory credit search has been carried out by an independent credit referencing agency

- Satisfactory references have been obtained

- The landlord has accepted the offer 

If a prospective tenant withdraws their application after we have commenced with processing references or should the landlord reject the application due to adverse references, the fee will be forfeited to cover the cost incurred. The fee will only be returnable should the landlord withdraw the property or reject the application prior to seeing references. If your application is accepted, subject to references, you will be required to pay the first month’s rent immediately, upon receipt of which, the property will be reserved for you. If you then withdraw you will forfeit this deposit. 

Before moving in to the property, payment of the bond will be required. This can be in the form of a cheque (subject to 10 days clearance), bankers draft, building society cheque, bank transfer, or cash. If in any doubt as to what is included in the let (i.e. furniture, appliances etc) you should seek further clarification prior to submitting your application. The tenancy you are applying for is a fixed term. 

In the event of the tenant defaulting on the rental payment, any such default may be recorded with a credit reference agency, who may supply the information to other credit companies or insurers in the request for responsible granting of tenancies, insurance and credit. 

In the event of any default by the tenant in respect of the covenants in their tenancy agreement with the landlord, the information contained in the application form may be disclosed to one or more tracing companies and/or debt collection agencies in order to recover monies or due to trace the tenant’s whereabouts. The information provided by the tenant may be transferred to a country outside of the EU for the purpose only of processing this reference application. 

The information provided in the application form by the tenant is information as described in Ground 17 of the Housing Act 1996 and if any information within the application is found to be untrue, it is grounds fro termination of the tenancy. Any default in the payment of rent will affect any future application for tenancies, credit or insurance.
